What do you need when applying for a mortgage?

Character: Assesses your trustworthiness based on your credit history, past payments, and reputation.

Capacity: Measures your ability to repay the loan by comparing your income to your existing debts.

Capital: Evaluates your overall financial health, including your savings, investments, and net worth.

Documents Required for a Mortgage

You are a W2 employee

■ Most recent 2 Paystubs, that cover at least 30 days

■ W-2 Form for the past two years

■ Federal Tax Form 1040 (with all Schedules attached)returns for the past two years

■ Please Note: if you are a commissioned sales person, receive any bonus income, rental income, or income from other sources, these forms are required even if you do not consider yourself self-employeed.

■ 2 Most Recent Months of Bank Statements - all pages. Please include Savings, Checking, Investment, Stock, Mutual Funds, 401(k), IRA and Keogh Accounts.

Any Alternative income

Retirement Confirmation: Award Letter & 1099s, SSI, IRA, Annuity, Disability, Pension.

You are Self Employed

■ Federal Tax Returns form 1029 or 1120S (with all Schedules attached) for the past 2 years.

■ Year to Date Income and Expense Statements (Profit & Loss) and Balance Sheet. Must be signed by preparer.

■ 2 Most Recent Investment Account Statements

■ 2 Most Recent Retirement Account Statements

■ Business License
